Cascade Hill Apartments in Yerevan

In planning

Cascade Hill Apartments is a six storey residential building planned on the Cascade slopes of Yerevan, with views of Mount Ararat. It is the first of two residential projects Karensi Power is developing in the city, in one of its central neighborhoods. The group brings to housing the approach it applies to its solar plants: a design grounded in regulation, a schedule stated in years, figures it can stand behind. The scale is deliberately modest: six floors of about 800 sqm each, 6,400 sqm in total including parking. New residential blocks in Yerevan usually rise far higher; the company's own second site, at Komitas, is planned with 11 storeys. Cascade Hill stays low, one building on the slope with its view of Ararat. The Cascade neighborhood belongs to the central districts of Yerevan, the most valued band of the city in the Cadastre Committee's reviews. The same committee registered 15,214 apartment sales in Yerevan in 2025. Cascade Hill adds one new low rise building to that band, central and open to the mountain. The building is being designed to Government Decision 426-N, Armenia's energy efficiency regulation for new multi apartment buildings. The design keeps the energy performance indicator within the standard value the regulation sets. On completion the buyer receives an energy efficiency certificate stating the building's class, as the regulation requires. Construction is planned to start in 2027, with completion targeted for 2029. The developer is Karensi Power, the Yerevan based group that develops, owns and operates solar power plants and grid scale energy storage across Armenia. Real estate is run under the same engineering discipline, from the design brief to the handover. A second residential site is in planning at Komitas: an 11 storey building of 7,700 sqm, including parking. Across the two buildings Karensi Power is planning 14,100 sqm of residential development in Yerevan, both figures including parking.
